RENTAL PROCESS

The following describes the process for renting a house through Mark-It Properties.

Step 1
To see one of our rentals, call Mark-It Properties at 704-658-8221 to arrange for a showing. Note: Mark-It Properties rentals are listed in Carolina Multiple Listing Service (CMLS) and may be shown by any licensed realtor.

Step 2
If interested in renting one of Mark-It Properties' rentals, download and complete our Rental Application and return it to Mark-It Properties along with the required Application Fee. See Rental Application for instructions on completing and returning the Rental Application and Application Fee.

Step 3
The Rental Application is assigned to and processed by one of our Property Managers. The Rental Application typically takes 2 to 3 days to process if there are no issues. Normally, the same Property Manager will handle the complete rental process from start to finish.

Step 4
After the processing of the Rental Application is completed, the Applicant is notified of the status of his/her application. The Applicant must meet the Criteria for Tenancy to qualify for tenancy. If approved, a meeting is arranged with the Applicant to review and sign a Rental Contract and applicable Addendums.

Step 5

At the arranged meeting, the Applicant must sign and provide the following items in order to be accepted as the Tenant.

  1. Provide proof of Identity and Social Security Number (if not already provided)

  2. Provide proof of Income (if not already provided)

  3. Sign Rental Contract Sign applicable Addendums

  4. Provide Security Depost (one month's rent)

  5. Provide First Month's Rent or prorated amount if tenancy doe not start on the 1st of the month
Note: All funds provided at this meeting must be in the form of a cashier check, certified check, or money order. A personal check or cash will not be accepted.

Step 6
The tenant is provided information about the property to include the utilities and services for the Property. The tenant must switch the tenant paid utilities and services to the tenant's name effective on the move-in date.

Step 7
Mark-It Properties performs a Move-In Inspection and Personal Property Inventory with the Tenant a few days before the Tenant's move-in date. The Move-In Inspection and Personal Property Inventory are performed to document the condition of the property at move-in and the personal property and appliances that will remain with property.

Step 8
On the move-in date, the tenant signs for and is given the keys to the property, the remote control for the garage door opener, and other items if any.
