Rent is due on the 1st of the month. Rent is late if not received in full by midnight on the 5th of the month. A 10 day notice to pay or quit will be mailed on the 6th of the month. If the rent is not received by the 16th of the month, eviction proceedings will be initiated if the property has not been vacated. Acceptance of partial payment by Mark-It Properties does not waive the notice to pay or quit or the right of eviction.

For rent that is received late, the tenant shall be charged a Late Rent Fee of $15 or 5% of one month's rent which ever is greater (as allowed by North Carolina Law). The Late Rent Fee is due immediately along with the current month's rent.

If a personal check is returned by the bank for insufficient funds, the tenant shall be charged a Returned Check Fee of $20 (as allowed by North Carolina Law). The Return Check Fee is due immediately along with the current month's rent. All subsequent rent payments starting with the current month's rent must be paid by Cashier Check, Certified Check, or Money Order. Personal Checks will no longer be accepted.
