For
normal maintenance, tenants may submit an on-line
maintenance request or email, fax, or call Mark-It
Properties. For Emergency Maintenance, tenants may
call our 24/7 on call Property Manager. See Maintenance

Mark-It
Properties electronically records and tracks each
maintenance request to ensure proper handling of
each request. Owners
are notified of all maintenance requests. For maintenance
and repairs over $250, Mark-It
Properties will obtain permission from the owner
prior to proceeding with the maintenance and repairs.
Except
for minor issues easily handled by Mark-It Properites,
Mark-It Properties uses hired professionals that
we have used before and have a proven track record
of reliability and fair pricing. For
non-specialized maintaince and repairs, Mark-It
Properties uses handyman services to keep costs
down. For specialized maintenance and repairs for
applicances, electrical, plumbing, and HVAC, Mark-It
Properties uses insured and licensed companies to
ensure the job is done right.
Mark-It
Properties does not charge the owner a maintenance
coordination fee and/or an upcharge for maintenance.
The owner pays just the cost of the maintenance
invoiced by the service provider or for
minor issues handled by Mark-It Properties., Mark-It
Properties charges $35 for the 1st hour and $25
for each additional hour which is lower than the
rates charged by our handyman services.
Property
Management companies typically maintain $250 in
an on-hand account for minor maintenance and repairs.
Mark-It Properties maintains only $125 per rental.
And, for owners with multiple rental properties,
Mark-It Properties maintains a maximum of $250.
For
maintenance and repairs under $125, Mark-It Properties
will deduct the costs from the on-hand maintenance
account. For maintenance and repairs over $125,
but less than one month's rent, Mark-It Properties
will deduct the costs from the current and/or next
month's rent. For maintenance and repairs over one
months rent, owners must pay the cost directly,
be billed, or provide the necessary funds prior
to the work being done.
Mark-It
Properties performs a semi-annual inspection of
each rental to verify they are being properly maintained.
Mark-It Properties also performs periodic curb-side
inspections. If it appears that a rental is not
being maintained, Mark-It Properties will schedule
a walk-through inspection of the rental to verify
its condition.
