CRITERIA FOR TENANCY
 
 
             
 
Tenants must meet the following criteria for tenancy to qualify for tenancy.
 
     
 

Proof of Identity and Valid Social Security Number (SSN)

  • Must provide a government issued Identification with Photo and SSN

Credit Report

  • Must have a minimum credit score of 550 to 600 (mininum credit score is dependent on the combined strength of applicant's income, employment, and rental history)
  • Must have two or more acceptable credit references (credit card, car loan, etc.) within the last 3 years
  • Cannot have other outstanding monthly credit payments in excess of 40% of gross monthly income (excluding rent)
  • No repossessions, collections, or judgements for unpaid bills within the last 2 years.
  • No non-discharged bankruptcy in the last 7 years
  • Cannot have more than 3 late credit card or loan payments in the last 12 months

Income

  • Gross monthly income must be 3x monthly rent
  • Must show proof of income
    • Last 3 pay stubs if income based on employment
    • Letter of employment with stated salary if relocating to this area for a job
    • Most recent Tax Return if self-employed
    • Proof of Monthy Social Security, pension, disability, or other allotment and/or sufficient funds in a sustained savings/retirement account if unemployed or retired.

Employment (if Income is based on employment)

  • Must have at least 1 year of steady employment (cannot have frequent or large gaps in employment in the last 12 months)

Rental History

  • Must have at least 2 years of satisfactory rental or mortgage history
  • Must have history of satisfactory rent payments and occupancy with current and previous landlords
  • Must have satisfied terms of lease and given sufficient and proper notice-of-termination with current or previous landlords.
  • Cannot have outstanding debt, judgement, or eviction from current or previous landlords

Criminal Report

  • Cannot be charged or convicted of a felony
  • Cannot have a misdemeanor for an act-of-violence, drugs, or sex offense

Rental Application

  • Must be "complete"
  • Cannot have false or misleading information
  • Must have current and correct contact information for employment and rental history

Property Dependent Criteria

  • Pets
  • Water-filled furniture or aquarium
  • Number of occupants
  • Smoking
  • Furnished Homes
